What's it like to be a Property Manager?
A Property Manager oversees and maintains properties for property owners. The properties they manage can be residential or commercial. Key tasks typically include collecting rent, negotiating lease terms, coordinating regular maintenance and repairs and resolving tenant issues. Property Managers need to understand and comply with property regulations and laws. They often work for property management companies, but may also be employed by real estate firms or work independently.
Tasks and duties
- Managing rental properties and ensuring they are in good condition for tenants.
- Regularly inspecting properties to assess any maintenance or repair needs.
- Screening potential tenants by checking their background and credit history.
- Setting rental rates in line with market trends and property valuation.
- Ensuring rent is collected on time and addressing any payment issues.
- Dealing with tenant queries, coordinating repairs and managing dispute resolution.
- Maintaining records of all transactions, inspections, contracts and complaints.
How to become a Property Manager
Property Managers oversee property portfolios, so they must have a degree in property management and a deep knowledge of property-related ordinances in Hong Kong.
- 1.Degree in Property Management or a related discipline.
- 2.Professional qualifications, like MCIH (Member of Chartered Institute of Housing), MHKIH (Member of Hong Kong Institute of Housing), and PMP (Property Management Practitioner), are preferred (some organisations may require a PMP license).
- 3.Must understand Building Management Ordinance, DMC (Deeds of Mutual Covenant) and other related ordinances and industry best practices.
- 4.Demonstrated years of experience in property management.
- 5.Strong communication, leadership and interpersonal skills.
